I want to rent a flat. What should I do?

Does each apartment have its own storage room?

All the apartments have storage rooms. These are shown on the floor plans which you can find per apartment in the apartment finder. In addition, a select number of flats have storage rooms in the basement which is also indicated in the apartment finder.

Can I park my car or motorbike?

Under Yvie, in the basement (-1), there is a parking garage with 159 parking spaces. On your rental application, you can indicate whether you wish to rent a parking space at a monthly rent of € 130.00 (excluding € 20,- service costs per month).

Is there parking space for my bicycle?

In the basement, a communal and enclosed area is reserved for a covered bicycle shed provided the apartment does not have its own storage space. Whether a flat has a storage room and the number of bicycle spaces, you are entitled to as a tenant are indicated for each apartment in the apartment finder.

What is the allocation of offices and Staycity apartments in the building?

The offices and reception of Staycity are located on the 3rd floor, while the Staycity apartments are situated from the 3rd to the 10th floor.

How will the flats be heated?

The apartments are equipped with comfortable underfloor heating through a heating and cooling system from Eteck Warmte Eekhoorn B.V.. This system also supplies hot tap water. Upon entering into the lease, the tenant conforms to Eteck Warmte Eekhoorn B.V.'s rates sheet, which can be download here. Perhaps needless to say, Eteck Warmte Eekhoorn B.V. is bound by the Warmtewet, which regulates maximum tariffs.

Are there service costs in addition to the rent?

Yes, certain costs are shared for the common areas used by all residents. For example, maintenance of the outside area, cleaning of entrances stairs. These costs are paid from the service costs. You will always receive a separate statement and an annual overview of the service costs. The service costs are € 90,- a month for the living space and €20,- a month for a parking space.

Can I sublet my apartment, e.g. via AirBnB?

No, this is strictly forbidden. Please note that this can lead to immediate termination of your contract and a high fine, as described in the general terms and conditions.

Are pets allowed?

Pets are allowed in Yvie provided they do not cause any nuisance.

Am I allowed to make changes to my apartment?

Modifications to the apartment are not allowed. It is also strictly prohibited to hang items on the sprinkler system or to tamper with the sprinkler heads and smoke detectors. If you have any questions or concerns, please contact FRIS Property Management via the contact page.

What conditions must I meet to qualify?

To qualify for an apartment in Yvie, you must meet at least:

  • A gross monthly income of at least 3x the monthly rent.
  • For two-income couples, the joint monthly income should be at least 4x the monthly rent.
  • Independent entrepreneurs should be registered with the Chamber of Commerce for at least 2 years. In addition, a recent profit or loss account of at least two full financial years must be shown.
  • For pensioners, the gross monthly income must be at least 3x the monthly rent.
  • You must not be in arrears with a previous landlord or mortgage lender. On this basis, the allocation may be cancelled.

What documents are requested?

  • The documents below can be uploaded per item in your account on this website after starting the rental. Please note! If not all documents are uploaded or the wrong documents are uploaded, the rental application will not be processed.
  • Income from employment can be demonstrated by:
    - 2 recent salary slips
    - A UWV employment history. Please use this link https://www.uwv.nl/particulieren/formulieren/digitaal-verzekeringsbericht.aspx. After logging in (can only be done with DigiD), all tick boxes should be ticked except for the citizen service number (see example below):
    • In case of self-employed persons:
      - The two most recent versions of final income tax assessments from the tax authorities at least from 2020
      - Profit and loss account of 2021, 2022 and if possible 2023.
      - Extract from the Chamber of Commerce In case of pension or benefits:
      - Most recent Annual Statement
      - Pension award letter (e.g. letter from the SvB)
      - 2 recent pension deposits (bank statements)
    • Other documents:
      - Copy of ID proof
      - Housing permit
      - Employer's statement
      - Landlord's statement or mortgage lender's statement
      - For expats: a residence permit. When you start renting, your account on this website will indicate what you need to upload per item. When in doubt about these conditions, an assessment can be made based on your personal situation. If falsified documents are submitted, FRIS Vastgoedmanagement will press charges for forgery (art. 225 of the Penal Code) and you will be excluded from renting a house.

    What types of contract are possible at Yvie?

    It is possible to rent with a maximum of two people (excluding children). A co-occupant can be added, removed or changed during the rental period. In that case, a new rental agreement must be signed. If you move from a single household to a two-person household, this has consequences for the income requirements, where the standard is set at a minimum joint gross monthly income of 4x the monthly rent.

    What is the minimum contract term?

    The minimum rental period is 1 year, after which the rental agreement is converted to an open-ended contract and can be terminated on a monthly basis, subject to a notice period of at least 1 calendar month.

    Is a deposit/bank guarantee applicable?

    Before the lease can become final, a deposit must be paid. This amount will be refunded after termination of the contract, subject to partial or full deduction as described in the General Conditions that you receive with the draft rental agreement. The amount of the deposit is 2 times the monthly rent.

    Is there a rent increase every year?

    Yes, there is an annual rent increase. You will receive an annual notice in January announcing the annual rent increase. In accordance with the rental agreement article 5.2, this follows the national legal policy.

    Do I qualify for rent allowance?

    The rents of the apartments in Yvie are above the maximum limit for rent allowance. This means that you are not eligible for rent allowance.

    How do I terminate my rental agreement? Can I do that in the first year?

    After a period of twelve calendar months (after commencement of the rental agreement) it is possible to terminate the rental agreement. However, a notice period of at least one calendar month applies. Termination is done by email via vastgoedmanagement@fris.nl. Termination is only final once you have received written confirmation from FRIS Vastgoedmanagement.
