When does the rental start?

Rentals of Yvie starts the 1st of February, in august 2024 the apartments will be delivered.

How can I register for a flat?

A general newsletter will be sent out as soon as the registration period starts. Registration is online in a secure environment and consists of several sections and steps, during the steps various checks are carried out:

  • Register
    Go to "register" and search for your preferred flats in the apartment finder. When you have added your preferred flats to your favourites, the registration can be completed.
  • Online file
    When the registration form is completed and sent, a personal e-mail is sent to you to create a password for your personal online file. This contains personal documents and data. It is also possible to modify documents or data at a later time.Please note: registration is only final once the registration form has been digitally signed.
  • Provisional allocation
    We will allocate the apartments based on the preferences and details entered. The result of the allocation will be announced by e-mail, which will also contain instructions on how to accept the provisional allocation.
  • Allocation
    Based on the income requirement set for the apartments (see explanation further in this FAQ), preferences, availability and completeness of files, the apartments are finally allocated to the best-suited candidate. Have you not received notification that you have been allocated? Then you will automatically be put on the reserve list, so you can still have a chance of getting an apartment!
  • Final check and final acceptance
    After accepting the apartment, we start checking your file. We check your details for authenticity and review your income situation and payment history.When your file has been fully approved, you will be notified by e-mail that your file has been approved and the rental agreement will be presented digitally for signature.
  • Completion and key transfer
    After the contract has been signed, you will be informed about the exact date of key transfer and the further delivery procedure. It is possible that when the lease is signed, the exact delivery date of your apartment is not yet clear. In this case, where possible, you will receive the final date for handing over the keys no more than four weeks in advance. The expected completion date is now in May 2024.

      How will Yvie handle my details within the framework of privacy?

      Naturally, we will handle the uploaded documents and your details confidentially. After rejection, all documents will be deleted.

      Is there a registration fee?

      No, there is no registration or mediation fee.

      What conditions must I meet to qualify?

      To qualify for an apartment in Yvie, you must meet at least:

      • A gross monthly income of at least 3x the monthly rent.
      • For two-income couples, the joint monthly income should be at least 4x the monthly rent.
      • Independent entrepreneurs should be registered with the Chamber of Commerce for at least 2 years. In addition, a recent profit or loss account of at least two full financial years must be shown.
      • For pensioners, the gross monthly income must be at least 3x the monthly rent.
      • You must not be in arrears with a previous landlord or mortgage lender. On this basis, the allocation may be cancelled.

      How do I calculate my gross annual income?

      In salaried employment:
      Holiday pay, fixed bonus and a fixed 13th month are taken into account when determining gross annual income. Flexible bonuses, profit allowance and compensation for a leased car are not included in the income assessment.

      In retirement:
      Your total annual income from your state pension and pension(s). (The most recent annual statements added together).

      Equity:
      You can add 10% of your own assets to your gross annual income. You have to prove your own assets to us, for example through a copy of a bank statement from a Dutch bank account.

      Self-employed entrepreneur:
      The gross annual income is calculated based on your net operating result.

      Note: do you have fixed financial obligations such as mortgage repayments, loans or alimony? These are included in the income calculation.

      What documents are requested?

      • The documents below can be uploaded per item in your account on this website after starting the rental. Please note! If not all documents are uploaded or the wrong documents are uploaded, the rental application will not be processed.

      • In case of self-employed persons:
        - The two most recent versions of final income tax assessments from the tax authorities at least from 2020
        - Profit and loss account of 2020, 2021 and if possible 2022
        - Extract from the Chamber of Commerce In case of pension or benefits:
        - Most recent Annual Statement
        - Pension award letter (e.g. letter from the SvB)
        - 2 recent pension deposits (bank statements)Other documents:
        - Copy of ID proof
        - Housing permit
        - Employer's statement
        - Landlord's statement or mortgage lender's statement
        - For expats: a residence permitWhen you start renting, your account on this website will indicate what you need to upload per item.When in doubt about these conditions, an assessment can be made based on your personal situation. If falsified documents are submitted, FRIS Vastgoedmanagement will press charges for forgery (art. 225 of the Penal Code) and you will be excluded from renting a house.

      How do I make sure my documents comply with AVG legislation?

      To combat identity fraud, it is important to provide documents that comply with AVG guidelines. This means, among other things, that your BSN and passport photo must not be visible. To do this, you can use the KopieID app from the central government.

      What types of contract are possible at Yvie?

      It is possible to rent with a maximum of two people (excluding children). A co-occupant can be added, removed or changed during the rental period. In that case, a new rental agreement must be signed. If you move from a single household to a two-person household, this has consequences for the income requirements, where the standard is set at a minimum joint gross monthly income of 4x the monthly rent.

      What is the minimum contract term?

      The minimum rental period is 1 year, after which the rental agreement is converted to an open-ended contract and can be terminated on a monthly basis, subject to a notice period of at least 1 calendar month.

      Is a deposit/bank guarantee applicable?

      Before the lease can become final, a deposit must be paid. This amount will be refunded after termination of the contract, subject to partial or full deduction as described in the General Conditions that you receive with the draft rental agreement. The amount of the deposit is 2 times the monthly rent.

      Is there a rent increase every year?

      Yes, there is an annual rent increase. You will receive an annual notice in the month of June announcing the annual rent increase. In accordance with the rental agreement article 5.2, this follows the national legal policy.

      Does the rent include water/light?

      No, the price on the website is the basic rent. You have to take care of water and electricity yourself.

      Are there service costs in addition to the rent?

      Yes, certain costs are shared for the common areas used by all residents. For example, maintenance of the outside area, cleaning of entrances & stairs. These costs are paid from the service costs. You will always receive a separate statement and an annual overview of the service costs. The service costs are € 90,- a month for the living space and €20,- a month for a parking space.

      How does the process work after the lease is signed?

      Once the tenancy agreement is signed, we will contact you to agree on the move-in date. As this is a new construction, you will receive notice of the move-in date no later than 4 weeks in advance. Naturally, the first month's rent will be calculated based on this effective date.

      Do I qualify for rent allowance?

      The rents of the apartments in Yvie are above the maximum limit for rent allowance. This means that you are not eligible for rent allowance.

      How do I terminate my rental agreement? Can I do that in the first year?

      After a period of twelve calendar months (after commencement of the rental agreement) it is possible to terminate the rental agreement. However, a notice period of at least one calendar month applies. Termination is done by email via vastgoedmanagement@fris.nl. Termination is only final once you have received written confirmation from FRIS Vastgoedmanagement.

      Can I rent accommodation as a student?

      Unless the income standard is met, it is not possible for students to rent accommodation in this project.

      Where can I find more information about the conditions?

      All conditions are listed on this website. These conditions will be strictly adhered to when allocating the flats. Contact requests to deviate from these conditions will therefore not be honoured. Should you have any other questions, please use the contact form on this website.

      When will the apartment be delivered?

      Yvie will be delivered in phases. Completion will depend on the type of apartment and its location in the building. Naturally, we will keep you informed of the final delivery date and time after the lease has been signed. The first tenants are expected to be able to move in phases from 15 May 2024. From then on, the building will be delivered to tenants in phases.

      Are the images on the website of the relevant apartment?

      The images are Artist Impressions. These are intended to give you an impression of what an apartment might look like. They do not necessarily represent the apartment you have chosen. The apartments are delivered bare with a finished bathroom, kitchen and toilet. You can see the layout of the apartment on the floor plan. This can be found in the apartment finder and also shows the layout of the bathroom and kitchen. You can see the location of the apartment in the apartment finder on this website.

      Can I get a floor plan of the apartments?

      All floor plans are included in the house finder on this website.

      Does each apartment have its own storage room?

      The apartments have storage rooms in the houses. These are shown on the floor plans which you can find per apartment in the apartment finder. In addition, a select number of flats have storage rooms on the ground floor which is indicated in the apartment finder.

      How will the bathrooms be delivered?

      How are the flats finished? Do they have floor and wall finishes?

      The flats are let including PVC flooring in an oak look. The S and M apartments will have walls which are ready for wallpapering. The L and XL apartments are turn key, with wallpaper finished walls.

      How will the flats be heated?

      The apartments are equipped with comfortable underfloor heating through a heating and cooling system from Eteck Warmte Eekhoorn B.V.. This system also supplies hot tap water. Upon entering into the lease, the tenant conforms to Eteck Warmte Eekhoorn B.V.'s rates sheet, which can be download here. Perhaps needless to say, Eteck Warmte Eekhoorn B.V. is bound by the Warmtewet, which regulates maximum tariffs.

      Can I park my car or motorbike?

      A parking garage with 159 parking spaces will be built under Yvie in the basement (-1). On your rental application, you can indicate whether you wish to rent a parking space at a monthly rent of € 130.00 (excluding € 20,- service costs per month).

      Is there parking space for my bicycle?

      On the ground floor, a communal and enclosed area is reserved for a covered bicycle shed provided the apartment does not have its own storage space on the ground floor. Whether a flat has a storage room on the ground floor and the number of bicycle spaces you are entitled to as a tenant are indicated for each apartment in the apartment finder.

      Can I sublet my apartment, e.g. via AirBnB?

      No, this is strictly forbidden. Please note that this can lead to immediate termination of your contract and a high fine, as described in the general terms and conditions.

      Are pets allowed?

      Pets are allowed in Yvie provided they do not cause any nuisance.

      My preferred apartment is not available. Can I be notified when a flat becomes available?

      Should your preferred apartment no longer be available, you will automatically be placed on the reserve list. If none of your preferences are available, but you would still like an apartment in Yvie, you can always change your preferences. Log into your account and change your preferences. You may then be assigned to an available apartment.

      Keep in mind that new apartments may become available every day, so visit the website regularly.
